This policy explains what information we collect through our website, landing pages, forms, calls, texts and emails, how we use it, who we share it with, and the choices you have. By using our website or submitting a form, you agree to this policy.

This website policy does not replace the federal Gramm-Leach-Bliley Act (GLBA) privacy notice that loan clients receive. If you apply for or get a loan through us, that notice also applies to you.

1. Information we collect

Information you give us, for example when you fill out a form, call, text or email us, or apply for a loan:

Name, email address, phone number (including mobile) and mailing address
Information about the property and the loan you are interested in
If you apply for a loan: information such as date of birth, Social Security number, employment, income, assets and other details needed to review your application

Information collected automatically when you visit our website:

IP address, device and browser type, operating system, pages visited, time on page, the site you came from, and similar usage data
Information collected through cookies, pixels and similar tools (see Section 5)

Information from others, such as credit reporting agencies and other parties involved in your loan, when you apply and as allowed by law.

2. How we use your information

To answer your inquiry and contact you about your mortgage questions
To review and process loan applications and service your loan
To send loan updates and, if you have given consent, marketing about mortgage options and rates
To run, secure and improve our website
To measure and improve our advertising
To prevent fraud and to comply with federal, state and local laws

3. How we share your information

We do not sell your personal information. We may share it:

With service providers who help us run our business, such as our CRM, email and texting providers, website hosting and analytics tools. They may use the information only to provide services to us.
With advertising platforms. If you submit a form on one of our mortgage inquiry pages, our Meta pixel sends Meta a hashed (scrambled) copy of your contact details, as described in Section 5.
With parties involved in your loan, such as lenders, credit reporting agencies, appraisers, title and closing agents, as needed to process your loan.
To comply with the law, for example to respond to a court order or government request, or to protect our rights, our clients or the public.
In a business transfer, such as a merger or sale, subject to this policy.

If you are a loan client, how we share your nonpublic personal information is also described in the GLBA privacy notice you receive, including any choices you have to limit sharing.

4. Calls and text messages (SMS)

We send marketing texts only to people who checked the consent box on our forms. If you have a loan with us, we may also text you updates about that loan at the number you gave us. The consent language on our forms reads:

"I agree that America's Mortgage Solutions, Inc. may call and text me at the number I gave about mortgage financing, including by automated technology. Consent is not a condition of any purchase. Message frequency varies. Message and data rates may apply. Reply STOP to stop and HELP for help."

What we send: loan updates and, with your consent, marketing about mortgage options and rates.
Which number: only the number you provide. We do not use skip-tracing or other means to find other numbers for you.
Opting out: reply STOP to any text to stop texts. Reply HELP for help, or call us at (561) 316-6800. You can also opt out of calls by telling us.
Message frequency varies. Message and data rates may apply. Consent is not a condition of any purchase or loan.
No sale: We do not sell your information. We share it only as described in this policy.
Call recording: some calls may be recorded or monitored for quality and compliance. If a call is recorded, we tell you at the start of the call. If you do not want to be recorded, tell us at that point and we will end the recording or end the call and help you another way.

5. Cookies, pixels and analytics

Our website uses cookies, pixels and similar tools to make the site work, understand how visitors use it, and measure and show advertising. These may include:

Google tools, such as Google Analytics and Google advertising. Learn more at https://policies.google.com/privacy. You can opt out of Google Analytics at https://tools.google.com/dlpage/gaoptout and manage Google ad settings at https://adssettings.google.com.
Meta (Facebook/Instagram) pixel, which measures our ads and shows ads to people who visited our site. When you submit a form it also sends Meta a hashed copy of your contact details, as described under Ads and retargeting. Learn more at https://www.facebook.com/privacy/policy. You can control the ads you see on Facebook and Instagram in your Meta ad preferences at https://www.facebook.com/adpreferences.
Our CRM and form provider, which runs our website forms and stores the information you submit.

Ads and retargeting; information shared with Meta: We may show you our ads after you visit our site or engage with our content. On our mortgage inquiry pages, when you submit a form, our Meta (Facebook and Instagram) pixel sends Meta a scrambled (hashed) copy of the contact details you entered, which may include your name, email address, phone number and, if you gave them, city, state or ZIP code. Meta uses this to match you to your Meta account, measure our ads and show ads to you and similar people, under Meta's own privacy policy (https://www.facebook.com/privacy/policy). We do not send Meta your loan details, income, credit, Social Security number or other answers on the form. We do not sell your information. To limit this, adjust your Meta ad preferences (https://www.facebook.com/adpreferences), or email [email protected] before you submit a form.

You can block or delete cookies in your browser settings; some parts of the site may not work without them. You can also opt out of interest-based ads from many companies at https://optout.aboutads.info. Our site does not currently respond to browser "Do Not Track" signals.

6. Your choices

Email: click "unsubscribe" in any marketing email, or contact us.
Texts: reply STOP.
Calls: tell us you no longer want marketing calls.
Access or correction: contact us to ask what information we have about you or to correct it. We may need to verify your identity. Some information must be kept to meet legal and record-keeping rules.
Opting out of marketing does not stop messages we need to send about a loan you have with us.

7. Data security

We use reasonable administrative, technical and physical safeguards to protect your information. No website, email or data storage method is completely secure, so we cannot promise absolute security.

Wire fraud warning: we will never email you wiring or money-transfer instructions. Always confirm wiring instructions by phone directly with your closing agent using a number you know is real.

8. Keeping information

We keep information as long as needed for the purposes above and as required by law.

9. Children

Our services are for adults. We do not knowingly collect personal information from anyone under 18. If you think a child gave us information, contact us and we will delete it.

10. Links to other websites

Our website may link to sites we do not run. Their privacy policies apply to them, not this one.

11. Changes to this policy

We may update this policy. When we do, we will post the new version here and change the "Last updated" date. Major changes may also be shown on our website.
